Roof Repair Seattle

From storm damage and active leaks to failing flashing and missing shingles, our team delivers prompt and effective roof repair across Seattle. We identify the source of failure — not just the symptom — and give you an honest assessment of whether repair or full replacement is the smarter financial decision for your specific roof and budget.

Roof Cleaning Service in Seattle

Moss, algae, and organic debris shorten roof lifespan faster in Seattle’s wet climate than almost any other factor. Our roof cleaning uses soft-wash chemical treatment to eliminate biological growth without damaging shingles or voiding manufacturer warranties — critical for north-facing roofs in Ravenna, Maple Leaf, Phinney Ridge, and Seattle’s wooded neighborhoods.

Roof Insulation Seattle

Improve your Seattle home’s thermal performance and reduce heating costs with expert attic and roof insulation services. Proper attic insulation also reduces condensation risk — a meaningful factor in Seattle’s sustained humidity that accelerates decking rot in poorly ventilated attic spaces.

Skylight Replacement

Skylight Installation

Add natural light to your Seattle home with professional skylight installation — watertight flashing, proper integration with your existing roofing system, and installation engineered for Seattle’s sustained rainfall. Popular in Seattle’s older craftsman homes where interior light is limited by deep eaves and mature trees.

Roofing Materials for Seattle Homes — Neighborhood-Specific Recommendations

Seattle’s housing stock is among the most architecturally diverse in the Pacific Northwest — Victorian homes in Capitol Hill, craftsman bungalows in Ballard and Wallingford, modern rowhouses in West Seattle and Beacon Hill, and mid-century homes in Magnolia and Laurelhurst. Material selection is not a one-size-fits-all decision. We assess your specific home, neighborhood, and site conditions before making any recommendation.

Built for Seattle's Neighborhoods

From the steep-pitch Victorians of Capitol Hill and First Hill to the flat-roof urban rowhouses of West Seattle and Beacon Hill, Seattle’s architectural diversity creates roofing challenges that generic contractors underestimate. We know which materials spec correctly for which neighborhood — algae-resistant shingles as the default across the city, Brava for historic homes, flat-roof expertise for Seattle’s urban additions, and the specific SDCI permitting requirements that differ from suburban King County.

One Crew, One Point of Contact

No subcontracted crews. The same licensed team that starts your roof repair or replacement finishes it — with one project manager accountable from the initial assessment through SDCI final inspection sign-off. In Seattle’s dense urban neighborhoods, staging and scheduling coordination are as important as the installation itself. We handle both.

Transparent, Itemized Pricing — No Single-Number Bids

Every estimate breaks down specific product names, labor, SDCI permit fees, tearoff costs, and cleanup. You see every line item before signing anything. We’ll tell you honestly if repair is sufficient rather than pushing for a replacement — and we’ll explain exactly why the materials we recommend are right for your specific roof and neighborhood.

You deserve roofing contractors in Seattle homeowners can count on. Let’s talk.

How We Handle Your Seattle Roofing Project — From Assessment to Final Inspection

We start with a full on-site inspection — not a drive-by or satellite estimate. In Seattle’s urban context, we assess roof pitch, access conditions, decking condition, ventilation, moss/algae penetration, and flashing integrity. On Capitol Hill, Queen Anne, and First Hill homes with complex pitches or Victorian detailing, this assessment is critical before any material or scope is proposed. You get a written assessment and a straight recommendation.

On-Site Inspection

1

Based on your inspection, we walk you through material options with honest recommendations for your home’s architecture, neighborhood context, and budget. For Seattle’s historic homes in Capitol Hill, Wallingford, and Ballard, we discuss options that preserve architectural character while meeting current SDCI code. You receive a fully itemized estimate — specific product name, labor, permit fees, tearoff, and cleanup. No single-number bids.

Material Selection & Estimate

2

We pull all required permits through the Seattle Department of Construction and Inspections (SDCI) and schedule the full inspection timeline — you manage zero paperwork. SDCI permits for Seattle roof replacements typically take 1–3 weeks depending on project scope and current department volume. We factor this into the project schedule from day one so installation starts the moment we’re cleared.

Permitting & Scheduling

3

One licensed in-house crew installs your roof to manufacturer spec — which matters for warranty coverage and for passing SDCI’s final inspection. In Seattle’s dense neighborhoods, we coordinate staging, material delivery windows, and cleanup around your property’s specific access conditions. SDCI final inspection sign-off closes the permit before we hand off — that’s the document that protects your home’s value at resale.

We hired Orca roofing after our previous contractor messed up the roof and they definitely stepped in a saved the day! We worked with Phaedra, she's great with communication, knowledgable and has a team you can trust! Highly recommend for your roofing projects, they will take care of you!

Paul and Josh were amazing to work with. I had an issue where one of the wood support for my balcony was rotting. They came up with a solution that was economical.

They responded quickly to my request and were able to complete the job in an efficient manner.

What I appreciated most was their ability to communicate their plans on how they were going to address the issue and keeping me apprised on their progress. Also they both had a friendly demeanor so it was easy to chat with them.

I first engaged Orca Roofing & Exteriors to inspect our roof following last year's "Bomb Cyclone". They found a little damage and repaired what was required to keep the roof performing. The tech did note that the ridges needed replacing, so we arranged for an estimate, which was reasonable. Since our gutters also needed replacement, we asked them to tackle that as well.

Their communication throughout the process was outstanding, and their appointment management was excellent. They arrived on time, worked quickly with a minimum of disruption, and completely cleaned up afterward. They shared pictures of the roof repairs so we could see what they had done. The new gutters look great and should greatly improve runoff management. They offered, but didn't pressure us to buy, gutter covers.

Overall, Orca has been very professional and efficient. We won't hesitate to call them should we need more work on our aging roof.

Amazing experience with our condo community roof replacement project. This crew went above and beyond as my family was dealing with a family member in critical condition in the hospital. The leadership (Peter and Eric) and crew made sure we had access to come and go as needed even though our community has very little open space to stage materials. The quality of work is top notch and I would recommend them to anyone looking for great service and great work!

How much does roof replacement cost in Seattle, WA?

Seattle roof replacement typically runs $9,000–$20,000 for a standard home with asphalt shingles, including tearoff, Seattle SDCI permits, and cleanup. Homes in Queen Anne, Capitol Hill, and Magnolia with complex pitches, Victorian detailing, or hillside access often run $14,000–$24,000. Metal roofing runs $16,000–$35,000 and Brava composite tile $24,000–$45,000+. Flat or low-slope roofing — common in urban Seattle additions and rowhouses — runs $6,000–$16,000. All Orca estimates are fully itemized. See our roof replacement cost guide for a full breakdown.
If damage is isolated — a few missing shingles, a flashing failure, or a single active leak — repair is almost always the right call. If more than 30% of the shingles show granule loss, curling, or cracking, if the decking has soft spots, or if repair quotes approach 50% of replacement cost, a full replacement protects your investment better long-term. Seattle’s older housing stock — particularly Capitol Hill, First Hill, and Wallingford homes built before 1980 — often has aging decking that needs replacement alongside surface materials. Our roof repair vs. replacement guide covers the full decision framework.
Asphalt shingles are the standard recommendation for most Seattle homes — cost-effective, widely warranted, and built for sustained Pacific Northwest rainfall. For Seattle’s persistent moss problem, algae-resistant shingles (GAF Timberline HDZ, CertainTeed Landmark, Malarkey Vista AR) with copper-coated granules are our default spec. Metal roofing is the best long-term investment for Seattle homeowners planning to stay 20+ years — zero moss growth, 40–50 year lifespan. For Capitol Hill Victorians, First Hill craftsman homes, and Queen Anne premium properties, Brava composite tile delivers premium aesthetics. Flat roofing (TPO or modified bitumen) is our specialty for Seattle’s urban additions and rowhouses.
Yes. Full roof replacements in Seattle require a permit through the Seattle Department of Construction and Inspections (SDCI). Permits run $600–$1,500 and require an inspection before final sign-off. Seattle SDCI permits are more complex than suburban King County permits — we handle the full application, inspection scheduling, and permit closure from day one. A contractor who suggests skipping the permit is transferring all liability and resale risk to you.
Seattle receives approximately 38 inches of rainfall annually across roughly 150+ rainy days — sustained moisture that creates specific challenges. Moss and algae establish faster on north-facing roof sections in Seattle’s wooded neighborhoods (Ravenna, Laurelhurst, Phinney Ridge, Maple Leaf). Flat roof sections common in Seattle’s urban architecture accumulate water in ways that expose underlayment failures faster than pitched roofs. And Seattle’s mild temperatures mean freeze-thaw cycles are rare — but sustained wet conditions compromise caulking, flashing, and wood decking over time in ways that dryer climates don’t replicate. We spec materials and installation details for Seattle’s specific climate profile, not for the general Pacific Northwest.
Yes. We serve all of Seattle — Queen Anne, Capitol Hill, Ballard, Fremont, Wallingford, West Seattle, Columbia City, Beacon Hill, Madison Valley, Madrona, Magnolia, Ravenna, University District, Green Lake, Greenwood, and surrounding areas — as well as the broader King County region. We also build and install decks across Seattle. See our Seattle deck installation page and our full deck installation page for details.
